The facility is located on the third floor of the building situated at 3301 Monte Villa Parkway in Bothell, Washington. The building that houses the facility is one of several newly constructed buildings in the Monte Villa Parkway complex and is described below:
- Erected in 1994.
- Footprint is 7.5 acres, (326,700 SF).
- In excellent condition and zoned for light manufacturing.
- Constructed of reinforced concrete, with 30’ ceilings.
- City-supplied electricity, water and sewage.
- Central air.
The facility available for sub-lease is located on the third floor of the building and is comprised of manufacturing, laboratory, warehouse and office space.
The facility consists of the following fully validated systems and fixed equipment:
- Building Monitoring System:
- Wiring is in place to accommodate building monitoring system; previously, the facility had installed a GE Intellutions I-Historian system and Allen-Bradley PanelView 300 Interface Terminals system.
- HVAC:
- Consists of an existing air handling unit.
- Existing water chiller.
- Existing circulation pump.
- Existing condenser water pump.
- New DX cooling coil.
- New air-cooled condenser.
- Terminal HEPA filters.
- Emergency Power:
- Cummins NW 350 kW generator.
- Onan OPTC Transfer switch.
- Compressed Gases:
- The CO2 and medical grade air systems provide gases to Points Of Use (POU) inside the Manufacturing Clean Room where there are multiple Points Of Use and to the QC Analytical Laboratory.
- Automatic switchover manual for compressed gas tanks located near gas enclosure.
- Electrical:
- All facility lighting is on timing control.
- Information Technology:
- Multiple T1 lines service the facility.
- Facility wired with CAT 5E.

Manufacturing Suite A
- Renovated suite of Controlled Environment Rooms (CER’s) are serviced by a dedicated air-handling unit (AHU-8) that includes:
- Class 10,000 / ISO 7 Manufacturing Clean Room CER with Class 100 ceiling tile.
- Class 10,000 / ISO 8 Materials Staging.
- Class 100,000 / ISO 8/9 Gowning.
- Class 100,000 / ISO 8 Exit Vestibule.

Shipping / Receiving and GMP Warehouse
- 8,000 lb. double-door elevator for shipping / receiving.

- Process Development Lab has the capability of 13 air changes per hour.
